When We Spotted the Real Problem Before It Became a Legal Dispute A tenancy contract completed in pencil could have cost an owner his legal protection, until we caught it.

A property owner approached us because his tenant had repeatedly delayed rental payments, and he was considering legal action.

As part of our standard process, we first reviewed all key property documents, including the title deed, tenancy contract, and service-related records.

During that review, we discovered that the tenancy contract had been completed entirely in pencil.

That meant key information could potentially be altered, creating a serious risk if the agreement ever had to be relied on in a dispute.

The real issue was therefore not only the tenant's delayed payments, but a weakness in the very document the owner would depend on to protect his rights.

The takeaway: Good property management starts before rent collection. It starts with identifying risks in the documents before those risks become disputes.
When One Email Could Have Changed the Entire Dispute One sentence in an email nearly compromised an owner's position in an active dispute. We stopped it in time.

A property owner contacted us after ending her relationship with her previous property management company. At the time, she was already involved in a dispute with a tenant.

The tenant was attempting to terminate the tenancy unilaterally and had repeatedly tried to hand over the apartment key, even though the contract did not give him the right to end the tenancy in that manner.

He later placed the key inside an envelope and sent it to the management office through an unknown person, without any formal handover process.

The owner was about to send the tenant an email saying: "The key you sent does not open the apartment."

It sounded harmless, but that wording could have been treated as an acknowledgement that the key had been received, potentially affecting the owner's position in the dispute.

We stopped the email from being sent and handled the handover issue in a way that preserved the owner's legal position.

The takeaway: In property disputes, even a single sentence in an email can have legal consequences. Careful communication is part of protecting the owner.
When Late Payment Was Not the Real Issue Chasing late payments wasn't solving anything. The real issue was buried in the tenant's business licence.

A property owner approached us after becoming frustrated with a tenant who was paying rent well below market value and repeatedly delaying payment.

The same pattern happened with every instalment. The tenant would fail to pay on time, the owner would issue a legal notice and incur the related costs, and the tenant would then make payment shortly before the notice period expired.

The cycle kept repeating without giving the owner a practical solution.

Instead of focusing only on late payment, we reviewed the tenancy, the tenant's business activity, and the related documents in full.

During that review, we identified that the tenant had changed the legal form of its business licence in a way that affected the contractual relationship.

The appropriate legal action was taken on that basis, resulting in an eviction judgment and the owner recovering the property.

The takeaway: The most obvious problem is not always the strongest route to a solution. A full review can reveal a more effective way to protect the owner's interests.
A Contract Clause That Looked Protective but Was Not Protective Enough A 90 day notice clause looked airtight on paper, but left the owner exposed in practice.

A tenancy contract we reviewed said the tenant had to give 90 days' notice if they did not want to renew.

If the tenant told the owner late, the only penalty was paying rent for the missing days. For example, a tenant who gave 70 days' notice would just pay 20 days of rent.

That sounds fair, but it does not cover the real cost to the owner.

When a tenant leaves with short notice, the owner has less time to advertise the property and find someone new. The property can sit empty for weeks or months, and that costs far more than 20 days of rent.

We rewrote the clause so the owner is properly protected if the tenant gives late notice.

The takeaway: A clause can be legally workable and still fail to protect the owner in practice. Good drafting is about the real world outcome, not just the wording.
When the Contract Itself Becomes Part of the Problem Some clauses feel protective but aren't legally enforceable, and can create more risk than they solve.

Property owners often add clauses to tenancy agreements with the intention of protecting themselves.

But poorly drafted clauses can sometimes create more problems than they solve.

We have reviewed agreements containing provisions that allowed an owner to immediately enter or retake possession of a property as soon as the tenant missed a payment.

The intention may be understandable, but writing such a clause into a contract does not automatically make the action enforceable. Recovery of possession must still follow the applicable legal process.

We also regularly see clauses that are vague, open to multiple interpretations, or inconsistent with the legal framework governing the tenancy.

The takeaway: A strong contract is not the one with the most clauses. It is the one where every clause is clear, practical, and capable of protecting the owner when it matters.
How Understanding One Clause Helped Save a Major Leasing Deal A single disputed clause nearly collapsed a major leasing deal, until we helped both sides understand it.

While acting as broker in the leasing of labour accommodation to a major company in Dubai, a disagreement arose between the owner and the prospective tenant over one contract clause.

The owner insisted on stating that the tenancy would be for one year only and would not be renewable.

The tenant was concerned that the clause could affect the stability of its accommodation arrangements and long term planning, and the disagreement nearly caused the deal to collapse.

We reviewed the clause, discussed the concerns with both sides, and explained its practical effect within the wider legal framework governing the tenancy.

The owner remained firm on keeping the wording, but once the tenant understood the clause in context, the concern was resolved and the transaction proceeded successfully.

The takeaway: Contract expertise is not only about drafting clauses. It is also about understanding their real effect, explaining them clearly, and helping both sides move forward without unnecessary conflict.
